成都天府新區(qū)BYS房地產(chǎn)項(xiàng)目市場(chǎng)研究

【摘要】:成都天府新區(qū)規(guī)劃分為近期(2011-2015)、中期(2016-2020)和遠(yuǎn)期(2021-2030)三個(gè)實(shí)施步驟。規(guī)劃天府新區(qū)將用120平方公里的土地用于居住,較之于當(dāng)前增加了大概85平方公里。在城鎮(zhèn)全部的建設(shè)用地中,居住用地約占18.5%的比重。MZ房地產(chǎn)公司開發(fā)的BYS項(xiàng)目正式看好了成都天府新區(qū)的未來(lái),選擇在天府新區(qū)進(jìn)行房地產(chǎn)開發(fā),BYS項(xiàng)目所在地塊于2011年1月18日掛牌競(jìng)得,BYS大型生態(tài)住宅項(xiàng)目的提出,填補(bǔ)了成都天府新區(qū)無(wú)較高水準(zhǔn)高品質(zhì)樓盤的空白,填補(bǔ)了該區(qū)域住宅項(xiàng)目從單一到高品味高造價(jià)結(jié)合的過(guò)渡。 本文依據(jù)現(xiàn)代投資理論法,結(jié)合中國(guó)國(guó)情對(duì)BYS房地產(chǎn)項(xiàng)目進(jìn)行了市場(chǎng)分析和技術(shù)經(jīng)濟(jì)方面的分析,1、運(yùn)用市場(chǎng)研究的經(jīng)濟(jì)學(xué)工具用于房地產(chǎn)項(xiàng)目并提出研究模式與方法。2、運(yùn)用投資分析的方法定量研究投資可行性方案。 經(jīng)過(guò)分析,我們得出MZ房地產(chǎn)公司投資的BYS項(xiàng)目將會(huì)獲得25.39%投資利潤(rùn)率,投資有效。 本論文共分為六個(gè)章節(jié),第一章,導(dǎo)論;第二章,BYS房地產(chǎn)項(xiàng)目介紹,對(duì)本項(xiàng)目從背景、天府新區(qū)的住房發(fā)展規(guī)劃和發(fā)展策略進(jìn)行分析;第三章,BYS房地產(chǎn)項(xiàng)目市場(chǎng)分析,第四章,天府新區(qū)BYS項(xiàng)目投資分析,通過(guò)對(duì)該項(xiàng)目進(jìn)行市場(chǎng)研究,結(jié)合技術(shù)經(jīng)濟(jì)指標(biāo)和財(cái)務(wù)評(píng)價(jià)指標(biāo)的分析對(duì)該項(xiàng)目進(jìn)行了投資估算;第五章,天府新區(qū)BYS項(xiàng)目綜合評(píng)價(jià);第六章,結(jié)論。
[Abstract]:The planning of Chengdu Tianfu New District is divided into three steps: near-term 2011-2015, mid-term 2016-2020) and long-term 2021-2030). The new Tianfu district is planned to use 120 sq km of land for residential use, an increase of about 85 sq km compared with the current one. Of the total construction land in cities and towns, residential land accounts for about 18.5%. The BYS project developed by MZ Real Estate Company officially looks forward to the future of Chengdu's Tianfu New District. The site block of real estate development and BYS project in Tianfu New District was put forward on January 18, 2011, which filled the gap that there is no high standard and high quality building in Chengdu Tianfu New area. Filled the region from a single residential projects to high-taste high-cost combination transition. According to the modern investment theory, Combined with the situation of China, this paper makes market analysis and technical and economic analysis on BYS real estate projects. It uses the economic tools of market research to apply to real estate projects and puts forward the research model and method. 2. Using the method of investment analysis. Quantitative study of investment feasibility plan. Through analysis, we conclude that the BYS project invested by MZ Real Estate Company will get 25.39% investment profit margin, and the investment is effective.
