網(wǎng)絡(luò)消費(fèi)時(shí)代商業(yè)地產(chǎn)的開(kāi)發(fā)與規(guī)劃設(shè)計(jì)對(duì)策研究

【摘要】:隨著社會(huì)經(jīng)濟(jì)的發(fā)展和人們生活水平的提高,居民消費(fèi)類型從溫飽型消費(fèi)轉(zhuǎn)向了享受型消費(fèi),同時(shí)對(duì)購(gòu)物消費(fèi)場(chǎng)所的要求越來(lái)越高。單一的購(gòu)物方式難以滿足人們的需求,同時(shí)休閑娛樂(lè)的體驗(yàn)性消費(fèi)體現(xiàn)出日益明顯的競(jìng)爭(zhēng)力。近年來(lái),中國(guó)大中城市紛紛出現(xiàn)了商業(yè)地產(chǎn)開(kāi)發(fā)與建設(shè)的熱潮,特別是受國(guó)家對(duì)住宅房地產(chǎn)調(diào)控政策的影響后,部分住宅地產(chǎn)商紛紛轉(zhuǎn)向商業(yè)地產(chǎn)開(kāi)發(fā)來(lái)彌補(bǔ)盈利的不足。然而商業(yè)地產(chǎn)的而復(fù)雜性不能僅憑住宅開(kāi)發(fā)經(jīng)驗(yàn)而進(jìn)行運(yùn)作。隨著商業(yè)地產(chǎn)開(kāi)發(fā)熱的增加,由于很多地產(chǎn)商缺乏商業(yè)地產(chǎn)開(kāi)發(fā)和前期策劃的經(jīng)驗(yàn)而導(dǎo)致空置率高、盈利能力低等現(xiàn)象時(shí)有發(fā)生。本文是針對(duì)商業(yè)地產(chǎn)的開(kāi)發(fā)策劃與規(guī)劃設(shè)計(jì)的一個(gè)綜合性研究,通過(guò)對(duì)國(guó)外商業(yè)地產(chǎn)的發(fā)展歷程的分析同時(shí)結(jié)合我國(guó)的消費(fèi)環(huán)境和消費(fèi)特點(diǎn)總結(jié)出適合我國(guó)國(guó)情的商業(yè)地產(chǎn)類型,從網(wǎng)絡(luò)消費(fèi)時(shí)代的消費(fèi)特征入手,通過(guò)理論分析和案例分析,圍繞網(wǎng)絡(luò)消費(fèi)時(shí)代商業(yè)地產(chǎn)的開(kāi)發(fā)與規(guī)劃設(shè)計(jì)問(wèn)題展開(kāi)了一系列討論,并提出了第五代商業(yè)的概念。以期喚醒建筑師在網(wǎng)絡(luò)消費(fèi)時(shí)代對(duì)商業(yè)地產(chǎn)開(kāi)發(fā)與設(shè)計(jì)的重新思考和探索,從而進(jìn)行更理性的商業(yè)開(kāi)發(fā)建設(shè),使城市商業(yè)更具有生存能力和活力。 論文分為五個(gè)部分,第一章緒論提出課題,介紹了論文的研究方法,選題背景和研究的意義;第二章分析課題,分析國(guó)內(nèi)外商業(yè)地產(chǎn)的發(fā)展歷程,借鑒國(guó)外的開(kāi)發(fā)經(jīng)驗(yàn)結(jié)合中國(guó)國(guó)情總結(jié)出適合我國(guó)國(guó)情的商業(yè)地產(chǎn)類型;第三章解決課題,從分析網(wǎng)絡(luò)消費(fèi)時(shí)代消費(fèi)特征入手,提出第五代商業(yè)的應(yīng)對(duì)策略;第四章實(shí)施課題,從業(yè)態(tài)規(guī)劃、空間設(shè)計(jì)和動(dòng)線規(guī)劃三方面總結(jié)出第五代商業(yè)的設(shè)計(jì)策略;第五章應(yīng)用課題,,分析在項(xiàng)目實(shí)踐中對(duì)第五代商業(yè)的概念的應(yīng)用。 時(shí)代的更迭變遷,城市的發(fā)展繁榮,不曾改變的只有人們對(duì)美好生活的向往和期許。希望本次能夠成為“相互學(xué)習(xí)、共同成長(zhǎng)。共享資源、解決問(wèn)題”的平臺(tái),推動(dòng)中國(guó)商業(yè)地產(chǎn)的轉(zhuǎn)型與健康發(fā)展。
[Abstract]:With the development of social economy and the improvement of people's living standard, the consumption type of residents has changed from the consumption of food and clothing to the consumption of enjoyment. At the same time, the demand of shopping places is becoming higher and higher. A single way of shopping is difficult to meet the needs of people, and the experience consumption of leisure and entertainment reflects the increasingly obvious competitiveness. In recent years, commercial real estate development and construction boom has appeared in large and medium cities in China, especially after the influence of national regulation and control policy on residential real estate, some residential real estate developers have turned to commercial real estate development to make up for the lack of profit. However, the complexity of commercial real estate cannot be based solely on residential development experience. With the increase of commercial real estate development, many developers lack of experience in commercial real estate development and early planning, resulting in high vacancy rate, low profitability and other phenomena. This paper is a comprehensive study on the development, planning and design of commercial real estate. By analyzing the development course of foreign commercial real estate and combining the consumption environment and consumption characteristics of our country, this paper summarizes the types of commercial real estate suitable for China's national conditions, starting with the consumption characteristics of the era of network consumption, through theoretical analysis and case analysis. This paper discusses the development, planning and design of commercial real estate in the era of internet consumption, and puts forward the concept of the fifth generation commerce. In order to awaken architects in the era of network consumption of commercial real estate development and design of the re-thinking and exploration, so as to carry out more rational commercial development and construction, so that urban commerce has more viability and vitality. The thesis is divided into five parts. The first chapter introduces the research methods, the background and the significance of the research. The second chapter analyzes the development process of commercial real estate at home and abroad, and summarizes the types of commercial real estate suitable for our country by referring to the development experience of foreign countries and combining with the national conditions of China. The third chapter solves the subject, from the analysis of the consumption characteristics of the era of network consumption, put forward the fifth generation of business strategy; The fourth chapter carries out the subject, summarizes the design strategy of the fifth generation commerce from three aspects of the business form planning, the space design and the moving line planning, and the fifth chapter applies the topic, analyzes the application of the fifth generation commercial concept in the project practice. The change of times and the prosperity of the city have not changed but people's yearning and expectation for a better life. Hope this can become "learn from each other, grow together." Sharing resources, solving problems "platform to promote the transformation and healthy development of commercial real estate in China."
